247 117th Street will rise to 15 stories in East Harlem, New York. The 43,000+ GSF high rise residential project will bring 51 affordable and market rate apartments to the community.

Built with Assembly’s technology-driven offsite manufacturing process, the 117th project will embody a generational leap in modular design. As part of Assembly’s goals to deliver outstanding quality and environmental benefits, this project is pursuing both Passive House (PHIUS CORE) and the WELL for Residential program for all 51 units (early adopter).

Assembly will source subassemblies from a diversified supply chain of expert manufacturers across the United States and globally. Currently in design and engineering, this project has an anticipated completion date in second half of 2025. This timeline is approximately a full year faster than conventional construction. 

247 E 117th St aims to be a welcome addition to the East Harlem neighborhood through a contemporary, articulated facade and stepped massing that greets the front street edge while providing outdoor space for residents in the rear yard and terraces. Through quality design features, faster building delivery, and precise prefabricated assemblies, this project is expected to achieve significant carbon reductions and create quality, resilient affordable housing that supports residents’ wellbeing. All in all, this project will set forth a scalable, repeatable model of sustainable, quality urban development with transformative impacts for residents, communities, and the environment.
